4Ga&b Sion Farm / Mutiny Island Vodka Distillery location
This unique commercial property in Sion Farm presents an opportunity to own a substantial piece of St. Croix Real Estate with an established commercial tenant already in place.
The approximately 2.9-acre property is home to the Mutiny Island Vodka Distillery, restaurant, offices, warehouse, and event space, with the current owners planning to lease the property back. The business itself is not included in the sale, making this an interesting option for investors focused on commercial real estate and long-term rental income in the Virgin Islands Real Estate market.
The property offers approximately 20,000 square feet of warehouse space along with private offices, a fully air-conditioned restaurant with indoor and outdoor dining, a commercial kitchen, custom Crucian mahogany bar, gift shop, distillery space, multiple loading docks, and a large parking area. An outdoor event area adds another layer of flexibility, with potential uses ranging from live entertainment to additional storage or other commercial purposes. Infrastructure includes a substantial solar net-metering system and diesel backup generator, adding valuable functionality to the property.
Located in the high-demand Sion Farm commercial area, this property combines scale, established infrastructure, and a leaseback arrangement in one of St. Croix’s active commercial corridors. For investors exploring St. Croix Real Estate or Virgin Islands Real Estate, the offering provides the opportunity to own the real estate behind an operating business without purchasing the business itself. Two additional undeveloped 1-acre parcels are also available separately, providing another potential avenue for future development or investment.
