Villa Madeleine

Villa Madeleine has 43 one- and two-bedroom freestanding, single-story units in a hilltop community with north- and south-facing views. What makes these condos unique on St. Croix: Each unit has fully separated bedrooms and its own private pool, making them especially popular as vacation rentals.
The gated complex has community tennis courts, two nearby restaurants (Ollie’s and Duggan’s Reef), and a private access path down to Divi Resort and Casino. Resident owners may keep one pet, a cat or a dog, under 40 pounds, with HOA approval. While Villa Madeleine doesn’t have a property-wide backup generator, owners may install their own personal ones with approval.
The Reef

The Reef Condominium, located down the hill to the north of Villa Madeleine, comprises 101 one- and two-bedroom hillside units, all multilevel and all with direct views of Buck Island. The two-bedroom units maximize that view with angled rooms and large windows. In addition, some of the one-bedroom units have been converted to two bedrooms by enclosing the back patio.
The gated complex is situated on a 9-hole golf course with a driving range, a community pool and clubhouse, tennis and pickleball courts, and 18-hole disc golf, with two nearby restaurants, Ollie’s and Duggan’s Reef. Resident owners may keep up to two cats, with board approval.
Coakley Bay

Affectionately called “the pink condos,” Coakley Bay has 100 two- and three-bedroom hillside units distributed among 12 buildings. Some units are single-level and some two-story, all have at least one outdoor gallery from which you can see the sea, and most have direct views of Buck Island.
The complex features a community pool, a seasonal restaurant, GOAT, a full-time office and grounds staff, and a property-wide backup generator. Resident owners may keep one dog or cat with board approval.
Carden Beach

Just west of and across the street from Coakley Bay, Carden Beach features 30 luxury two-, three-, and four-bedroom units, some single-level and some multi-story and some stand-alone, within the gated community.
The waterfront complex has a community pool, an air-conditioned gym, and tennis courts, plus a community-wide backup generator. Resident owners may keep up to two pets, dog or cat, with board approval. To note: Carden Beach has strict rental rules.
Candle Reef I & Candle Reef II

Tucked down Ms. Bea Road are the Candle Reef Condos, two similar complexes with separate HOAs. Candle Reef I contains 21 units and Candle Reef II has 18, both offering a mix of two- and three-bedroom units, some single-level and some two-story. Each of the Candle Reefs has a complex-specific pool and full-property backup generators, and they share community tennis and pickleball courts and direct beach access.
Because of the separate HOAs, the rules differ regarding pets and rentals, with Candle Reef II having more restrictions and prohibitions than Candle Reef I. Note: Units in either rarely come up for sale, so if you see one you like, jump on it!
Southgate Courtyard Villas

Pastel painted Southgate Courtyard has 24 one-bedroom units, each about 700 square feet, within eight two-story buildings. Upper-level units feature vaulted ceilings and small private balconies, and downstairs ones feature patios and direct pool access.
The gated complex has a community pool, with nearby beach access. It’s right next door to popular restaurant Cheeseburgers in America’s Paradise and is only an 8-minute drive from downtown Christiansted. Resident owners may have one cat, with board approval.
Plantation at Southgate

Right next door to Southgate Courtyard is Plantation at Southgate, composed of 18 two- and three-bedroom units, 14 of which are freestanding. Some units have outdoor galleries while others have been enclosed to increase indoor space.
The gated complex has a community pool, and the grounds feature a historic sugar mill. Beach access and a restaurant (Cheeseburgers) are nearby, and Christiansted town is an 8-minute drive. Owners may have up to two pets, dog or cat, with board approval. Of note: Plantation’s HOA fees are low relative to comparable complexes.
